The number one cause of water damage in the home is pipe leaks. This type of water damage can be cause by freezing of the pipes, poor or no maintenance, and/or poor materials. To prevent these issues from occurring in your home, make sure you’re getting regular inspections. Make sure the pipes are connected and sealed correctly. Also, to avoid freezing and bursting pipes - which will be an issue sooner than we think- insulate the area around them, especially in areas that are closest to the outdoors. Those pipes are the ones most likely to freeze. When you vacation in the winter, have someone come over and adjust your thermostat so your home doesn't get too cold.

Number two cause, faulty toilets. Toilets have interior issues all the time, not to mention overflowing. Overflow can potentially ruin your entire bathroom and then some. While tile isn’t usually able to be a victim of water damage, the water can slip through the cracks in the grout and make its way throughout your home. Plus, you have to think about all the materials in your bathroom: rugs, baskets, wallpaper, etc. All of these things will be affected by the water coming from the toilet. To prevent this, make sure the water empties and fills back up before leaving. And, DO NOT re-flush the toilet over and over again if it’s already clogged, you are not helping. Every 6 months, try to remember to inspect the toilet’s insides to make sure everything in there is working properly.
