If you’re in the market to buy a home, one thing you may want to look into is the home’s history of water damage. Potential sellers may not readily give you this information, though, so it’s a good idea to know what to look for when you’re going to open houses. You can always hire an inspector at a later point if you’re seriously interested in the home, but getting a glimpse on your first walk-through may help you decide if you want to take a second look.
Common areas for water damage in the home include the bathrooms, basement, and attic. Look in the basement for signs of water damage – cracked walls, water stains, and peeling paint. In the bathrooms, look for signs of mold. A cracked wall and minor mold damage may mean a larger issue behind the wall. Check bathroom faucets and piping. They should be secure and rust-free. You may not get a full tour of the attic, but if you’re able to get a quick look, check for a musty smell and dampness. These are sure signs that mold and water damage are present.
The kitchen is another area where water damage is often present. Does the garbage disposal and dishwasher work properly? If you can see piping under the kitchen sink, does it look sturdy? Signs of rust or water stains in cabinets mean water damage is an issue there – or was at some time.
As for bedrooms and living room areas, check for water damage on floors, walls, and ceilings. Check around windows as well. If they feel drafty, there’s a potential for water to enter the home.
These issues don’t necessarily mean the house isn’t worth buying, but they can become a bargaining chip for you if repairs are needed. They may also mean the home had past water damage issues. You can ask the seller (or your realtor) what kind of water damage the home has had then have an inspection done to see if the seller is being truthful. In most cases, sellers just tend to downplay any water damage problems they’ve had. Being aware is the best thing you can do in this situation.
